General Description of the Job: The Maintenance Technician is responsible for all on-site maintenance operations and achieving property maintenance objectives as defined by the Catalyst Operations Manual, property owner and the management company management team. The Maintenance Technician is primarily responsible for ensuring that the apartment units, common areas and grounds are properly maintained, managing make ready operations and scheduling and coordinating repair/renovation work of outside contractors. Schedule vacant units/ make readies with vendors while completing the standard make ready turns in-house. Electrical, plumbing and appliance repair will be required. Ability to perform light drywall repairs and caulking a must. Must manage the grounds of the property with preventative power washing, cleaning of the parking lot and playground. Oversee all aspect of HVAC/Heating repairs. Responsible for efficient and accurate completion of work orders, responding timely is critical. Maintain an on-going preventative maintenance program. The Maintenance Technician also works with the property manager and the remaining on-site staff to ensure that all activities are conducted in compliance with all local, state and federal employment, housing, safety, landlord/tenant, OSHA and real estate laws. Background and Experience Requirements: A minimum of two (3) years’ experience as a Maintenance Technician in the apartment industry or hotel maintenance management required. Must speak English. Ability to work on call for 24-hour maintenance and lives close to the property. Must have proven ability to successfully work with people and diagnose and complete required maintenance/repair work. Must be able to complete beginning-to-intermediate mathematical functions. Basic understanding of Tools, and Equipment. Have a strong work ethic with strong communication skills. Maintain a friendly and customer service approach to co-workers and customers. Degrees or Certificates Required: High School Diploma (or equivalent) is required. Must be able to read, write and communicate English fluently.  Must have required EPA HVAC certifications and other licenses as required by law.  Must maintain current vehicle liability insurance and a current valid driver's license issued by the state in which you reside with your current address. The Company assumes no liability for any damages to an employee's vehicle while used for company business. Other Requirements: Position also requires on-call service. Position requires excellent organization and customer service skills. Must be able to work/report closely with the Maintenance Lead/Supervisor, along with other Maintenance Technician within the company. Ability to successfully handle multiple priorities and prioritize and schedule according to forecasting workloads. Must be able to successfully and effectively communicate with a variety of personnel. Must have good diagnostic skills and be able to perform maintenance repair work on the following: Appliances HVAC Systems Electrical Systems Plumbing Systems (including water lines) Carpentry Painting/Wallpapering/Sheetrock Pool Systems Roofing Pest Control (as required)
